A Housing-driven Recovery

"It's a good bet the economic picture will remain highly uncertain as we head into 2009. Yet there's good reason to believe the housing market has turned the corner. Housing in some of the country's hottest markets during the boom - California, Florida, and Nevada, among others - is once again starting to experience gains in home sales.

The reason is increased affordability.Existing single-family home prices have come down an average 20 percent to 30 percent in these hard-hit markets in the 12 months preceding September 2008. That price moderation has provided a compelling incentive to buy for households who've been sitting on the fence for the last two years.The federal government has also helped with its long-sought increase in the conforming and FHA loan limits and the enactment of the $7,500 first-time homebuyer tax credit.Even if the economy stays in the doldrums, it's likely that existing-home sales will remain on an upward trajectory. New-home sales will continue to struggle because of the inventory overhang.During the 2001-2003 downturn, the economy shed some 2 million jobs, yet existing-home sales rose from 5.2 million to 6.2 million units.

The fact is, home sales can improve even in a recession if affordability improves. After all, even in a deep recession, I would expect that 93 percent of the workforce will retain their jobs.To assure that housing continues its return to stable growth, NAR will be aggressively pushing to strengthen federal homebuying incentives.

Home sales have historically been the powerhouse for pushing our economy back into growth mode after a downturn. Given signs that improving affordability conditions are starting to drive home sale gains, the signs are good that home sales will spur the next economic recovery."


NAR should not have this kind of Pull. NAR should have No Say in the Housing Problems in ANY way... THEY created it..

What Gives NAR the Right to Be so Aggressive? their Billions of Dollars and the Bull... they Sell to the Real Estate Consumer. Using a Realtor DOES not protect you in your real estate transaction. You actually have more protection in your Real Estate Transaction if you DO Not Use a Realtor to Buy or Sell your Real Estate.

Every Press Release, Article, supposed News Clipping that NAR puts out is a Flat Out Lie. This Giant - Goliath of a Business gets richer and richer in all economic climates. It is said that when the Real Estate Market is down the Advertisers make more money because so many Realtors - Seller place more ads.

The National Association of Realtors has positioned themselves to be GOOD.. to make Billions of Dollars .. no matter what the Economic Climate is for the Real Estate Consumer. NAR owns many online website to get your ad dollars, they charge Realtors - those in the field actually doing their dirty work.. they charge them to be on Realtor.com - which among other high profile and HUGE traffic websites the National Association of Realtors has a Stake in as Does MAJOR real estate Franchise Companies such as Cendant - Apollo Management and Such.... The Real Estate Consumer in the Real World of Real Estate Does not stand a chance up against this real estate cartel full of Dirty Affiliations, No Eithics Enforcement, No Insurance that Really Protects Consumers, no Holding Realtors or Mortgage Brokers accountable for outright proven fraud - lies - and nonDisclosure.

Do NOT use a Realtor in Your Real Estate Transaction.

You are Better off with a Seller Selling to a Buyer and Using a Real Estate Attorney to Write up your Deal and Closing at a Title Company of Your Choosing. When you use a Realtor in your transaction, you the Real Estate Consumer Does Not Know this .. but you do not choose the Lender, the Mortgage Broker, the Appraiser, the Home Inspector, your New Insurance Company, the Builder, the Dirt worker, the Surveyor.. you may Think you Do but the subtle mind games and manipulations are The Realtor is Really Choosing, Steering you for their own personal and long term motives... the Only Real Estate Insurance you Can Rely on is Knowledge. www.SavvyBroker.com

Are You Still Listing your Home with a Realtor?

Why, there is Not one reason to use a Realtor to Sell your Home. They tell you that you need them and that they could do a better job than you but it's simply not true. Realtors try and tell you that they subscribe to and adhere to a Higher Standard of Ethics. It is Simply Not True. Whether your Real Estate Agent is a Member of the National Associations of Realtors or Not does not make them any less likely to lie to you. The Integrity of a Real Estate agent is case by case and has absolutely NOTHING to do with whether they crossed their heart and spouted the Realtors codes to a room full of Realtors.

Honesty is Next to Impossible in Real Estate. I, as a Buyers agent cannot tell you what I do not know. Home inspection don't tell you what you need to Know. Appraisers don't tell you what you need to know. The MLS data system's main goal is to KEEP you OUT of it, though you could get a Real Estate license in One week and Join their club. They spend hundreds of thousands of dollars to keep you out of data that your Real Estate Sales Created, WHY?

The Real Estate Laws in place seem to hint to justice for the Real Estate consumer but let's face it Realtors have more money than you and the Association of Realtors is a VERY powerful Lobby group. The Department of Justice has fought for years just to get a hint of Realtors admitting that they have cohersion when it comes to commission. If the Federal Government has fought so hard just to get buyers rebates, than the General Public does not have a chance of going up against this Mega-Huge-Multi-Billionaire Dollar Association.

Anti-Trust Violations Seem to be Everywhere but the Association of Realtors is so slippery you just can't seem to pin them down on what it is they are doing that violates anti-trust laws and hurts consumers.

There is NOT one Reason that You would Need a Realtor in your Real Estate transaction. The Realtor simply creates a Smoke Screen that makes it look like you need them when really the Banks Loan the Money on the Real Estate, the Buyers Buy the Real Estate, The Sellers Sell the Real Estate, The Title Companies close the Real Estate transaction, and Realtors and Mortgage Brokers Just Get in the Way.

And Appraisers well they muddy the waters and create Home Values from information in the MLS that has no quality control for accuracy and they are NOT accountible if they value a home that turns out to be worth $0.
