A Housing-driven Recovery

"It's a good bet the economic picture will remain highly uncertain as we head into 2009. Yet there's good reason to believe the housing market has turned the corner. Housing in some of the country's hottest markets during the boom - California, Florida, and Nevada, among others - is once again starting to experience gains in home sales.

The reason is increased affordability.Existing single-family home prices have come down an average 20 percent to 30 percent in these hard-hit markets in the 12 months preceding September 2008. That price moderation has provided a compelling incentive to buy for households who've been sitting on the fence for the last two years.The federal government has also helped with its long-sought increase in the conforming and FHA loan limits and the enactment of the $7,500 first-time homebuyer tax credit.Even if the economy stays in the doldrums, it's likely that existing-home sales will remain on an upward trajectory. New-home sales will continue to struggle because of the inventory overhang.During the 2001-2003 downturn, the economy shed some 2 million jobs, yet existing-home sales rose from 5.2 million to 6.2 million units.

The fact is, home sales can improve even in a recession if affordability improves. After all, even in a deep recession, I would expect that 93 percent of the workforce will retain their jobs.To assure that housing continues its return to stable growth, NAR will be aggressively pushing to strengthen federal homebuying incentives.

Home sales have historically been the powerhouse for pushing our economy back into growth mode after a downturn. Given signs that improving affordability conditions are starting to drive home sale gains, the signs are good that home sales will spur the next economic recovery."


NAR should not have this kind of Pull. NAR should have No Say in the Housing Problems in ANY way... THEY created it..

What Gives NAR the Right to Be so Aggressive? their Billions of Dollars and the Bull... they Sell to the Real Estate Consumer. Using a Realtor DOES not protect you in your real estate transaction. You actually have more protection in your Real Estate Transaction if you DO Not Use a Realtor to Buy or Sell your Real Estate.

Every Press Release, Article, supposed News Clipping that NAR puts out is a Flat Out Lie. This Giant - Goliath of a Business gets richer and richer in all economic climates. It is said that when the Real Estate Market is down the Advertisers make more money because so many Realtors - Seller place more ads.

The National Association of Realtors has positioned themselves to be GOOD.. to make Billions of Dollars .. no matter what the Economic Climate is for the Real Estate Consumer. NAR owns many online website to get your ad dollars, they charge Realtors - those in the field actually doing their dirty work.. they charge them to be on Realtor.com - which among other high profile and HUGE traffic websites the National Association of Realtors has a Stake in as Does MAJOR real estate Franchise Companies such as Cendant - Apollo Management and Such.... The Real Estate Consumer in the Real World of Real Estate Does not stand a chance up against this real estate cartel full of Dirty Affiliations, No Eithics Enforcement, No Insurance that Really Protects Consumers, no Holding Realtors or Mortgage Brokers accountable for outright proven fraud - lies - and nonDisclosure.

Do NOT use a Realtor in Your Real Estate Transaction.

You are Better off with a Seller Selling to a Buyer and Using a Real Estate Attorney to Write up your Deal and Closing at a Title Company of Your Choosing. I wonder how much money that NAR makes from their association with Chase Bank, with Visa ? I wonder how much Apollo Management ( Cendant - Coldwell Banker - ERA - Century 21) makes from their affiliation - as they all own part in Realtor.com right?

They are are the successor to Cendant Membership Services, Inc. and Cendant Incentives. Trilegiant Corporation IP Address 206.28.153.210, Trumbull, Connecticut, went to My Real Estate - Whistleblogger Blog the Same Day and within an hour of the Association of Realtors, I watch my stats carefully and I feel that "Realtor" "NAR" told Cendant, the Business Connection between NAR and Cendant (TrileGIANT), in my opinion should be examined by the Department of Justice, how can Cendant own more than one real estate company and it Not Violate Anti-Trust? Maybe it does not, I am just asking Questions.. look into it folks. It affects you personally - when your insurance company - travel company - real estate company - and much more are owned by the same company IT Can Not be in Your Best Interest and it Certainly DOES NOT promote fair and unbiased trade and competition.

Here is another tidbit, Cendant, owns C21, Sotheby’s, Coldwell Banker, ERA, and they also own around 18 percent in Homestore.com .

You see Anti-Trust laws makes no difference, the Realtors don’t disclose the truth to the public and there is not much that seems to be able to be done about it.Cendant owns insurance companies, PC Gaming Companies and they own the Real Estate Transaction, You Can NOT fight them or any of their franchises.

Their money supply is a bottomless pit, and if you try and fight them, even if the really did commit fraud you will lose because they can spend decades in court or in the “discovery” process and you cannot afford this time or money.

Cendant is bigger than the Department of justice, bigger than NAR. But yet dependent on Realtors and the fact of you Not Losing Faith in the Real Estate Cartel.Cendant also owns Days Inn, Ramada, HoJos, Travel Lodge, Trip.com, a large Travel Company and Avis. Cendant owns the largest seller of timeshare condominiums in the world.How in the World Does Cendant get away with what seems like Anti-Trust violations everywhere?

But that’s just my opinion .Cendant also owns relocation companies and work with big corporations like the United States Forest Service to buy homes of their employees before they can sell them and then list them with some local Realtor, unbiased of course. Not true they list within one of the Franchise they own, and that pretty much covers it.Cendant manages corporate vehicle fleets, provide relocation services, and make mortgages.

They provide information technology and reservation services for the hotel industry and for casinos. And perhaps most importantly, from Wall Street's perspective, they own these membership clubs -- Shoppers Advantage and Travelers Advantage and a slew of others -- which consumers pay to join so they can get discounts on goods and services.

And in many cases these are goods and services that Cendant itself supplies, because it owns so much of the travel and real estate services industries.

Isn’t Anyone looking out for the consumer that Cendant’s practices is certainly causing harm to?

Cendant's existing and ongoing relationship with so many consumers enables them to leverage their other businesses by cross-selling new goods and services to their existing customer base.

So they sell you a house, they sell you insurance, they sell you a mortgage, they PROTECT the Realtor, they will sell you an Airline ticket (Cheap Tickets Inc.), they rent you a car, they sell you a hotel room, they sell you a PC game, they sell you computer software, and when you want some fun you can go to one of their casinos.This is all about Selling Product to Consumers.

The Real Estate Franchise Group of Cendant Corporation has taken unusual steps to set up the majority of their Realtors with Web pages activated at REALTOR.com.Cendant owns 16.9 percent ownership in Realtor.com's operator Homestore.com. Doesn’t this violate some sort of Anti-Trust law.

Does Realtor.com Pay Cendant for these leads, which translate as web traffic to them so they can sell more ads. I mean the Realtors are members of the National Association of Realtors but it seems that Cendant is even more powerful than the National Association of Realtors and that they get paid to send them leads. Which is to send them their Realtors that work in their Real Estate Companies, these agents get pages and than put YOU, the real estate consumers data on these pages to get more Traffic, people to Realtor.com so that they can sell them stuff.

Realtors don’t Get Internet Marketing, Cendant does, so they purchase web pages in bulk from Realtor.com for their agents to lead them to the water ( the internet marketing arena) and to help them to get up with the times. You don’t need that, you can do it better.

This System is REALLY, really big money and boy does it step on the Little Guy something awful.All this and Realtors, your Realtor is not allowed to discuss their commission with another Realtor or this Violates Anti-Trust laws but companies like Cendant can pretty much do what they want.

The System the Realtors are in is Not a Level Playing Field and is not set up to protect you, the real estate consumer.If you work outside this system, that offers you no protection than you win.

The internet is a level playing field unless you pay to be on a Mega-Site that one of these companies own. Build your own website, sell your own real estate online, put on your own photos and take back your real estate transaction.

Realtors, Discount – Flat Fee Realtors – None of them can sell your real estate as good as you and they oftentimes treat you badly along they way.

They treat you as if you have no choice but to use them, you do have a choice, you can refuse to by Realtor listed properties and you can refuse to List with a Realtor.What does all this mean to you?It means that if ANYONE, a Realtor or other, lies to you, misleads you or leaves out information and you need help to get your life back.

YOU have NO HOPE. This company, the Realtors Parent Company is So Big, So powerful and so filthy rich that they can keep you in court for the rest of your life. They are out to keep their Realtors in action, and to keep the consumer down. You buy and sell but they REALLY need the Realtor. You are not protected. And if you do have a problem they will keep you in court and in the discovery process for a VERY long time.

Talk About a Racket, there is Absolutely No Way for the Real Estate Consumer to be protected in the Real Estate Transaction and for years after.
