Home Inspectors All Riled UP

My YouTube Videos are to Open Conversation and to Point out Issues I have Seen. Some Home Inspectors Seem To think that it is Wrong for Me to Judge an Entire Industry. However, as in Real Estate it is the governing body that makes the "standards" and that do not enforce ethics or those Standards of Practice that the Brag about.

I know I don't look like a "suit" - I am not trying to be "Business Like". I am trying to show you how bad it can be and that the "Realtors" - the "Home Inspectors" cannot Protect You. I am a Real Estate Broker Owner, I have Seen bad things happen to good people. And because I have no way to protect you in being a member of the National Association of Realtors,

Relying on a Home Inspection is a Gamble with Your Life. Should You Have One - of Course - it is PRUDENT.. that's what they will say when you don't get one and your in a lawsuit of HUGE proportions because of Blatant Construction Fraud and the Non-Disclosure of Realtors.

I have Seen Home Inspectors that Flat Out Lie about the Condition of a Foundation, of Which they are not legally qualified to give a structural opinion on. They Said the foundation was flawed because the builder had done something they had never seen. They said it was done "wrong" - because they were unfamiliar with it.

I have Seen Home Inspectors Miss beams that were "S" shaping - according to the Engineer, so bad that the home could have come down on them. Yes Some inspectors may note this but according to the NACHI website they are not to give structural opinions but then again that is vague also. The Stuff You Really Need to Know - that will Really affect You,

I have seen home inspectors suggest covering a HUGE amount of Rat Droppings with Blown in Insulation and Call it Good.

I have Seen Home Inspectors miss obvious wiring junction boxes that caught on fire after a sale. You might ask Why I, as the Realtor at the Time did not look for my Client. I relied on the Home Inspector as did my client. Now I do Look and So Should You.

The Simply Things that Home Inspectors Find, though may be usefull are NOT what Really Affects your Total Investment and Your families life.

Yes Some Inspectors Find Issues that are Great for you To Know. But DO NOT put your life - your assets - or your families life up to chance. You REALLY need to take a look for yourself, and not TRUST your life to anyone. Don't say, I am Not Handy with that. Take a Look, Know what to Look for. Shocking but Yes Realtors Lie - Realtors Don't Always Disclose. Sellers Sometimes Lie and Don't always Disclose. It is Up to You to Take Care of You.

Some Home Inspectors Online Tell me that I just don't know how to Interview a Home Inspector. Well, first of all a Realtor, a Real Estate Broker Should NOT be "interviewing" or "recommending" a Home Inspector But in the Real World of Real Estate that is Exactly what they do.

Are there Good Home Inspectors, YOU BET.. just like there are Good Realtors, however the Industry Standard - enforcing Ethics and the Accuracy of a home inspection is in No Way Consistant and a Home Inspection Should Not Be a Deciding Factor without YOU looking with your own eyes for yourself.

Some say that a Home Inspection will Tell you what to address later, little things like Obvious Electric Issues and Major Red Flags. And yes I am sure that is Helpful to Some, but in my experience the Home Inspector misses the stuff that Really Ends up Affecting you.

Locks, Drains, Water leaking - all this obvious stuff is not what you Really Need to Know - when your in a major lawsuit over non-disclosure you will see that the things home inspectors turn up is NOT what it comes down to you Really Knowing.

A Home Inspector, especially if they do not offer Thermal Imaging, cannot see behind the drywall, they cannot see a lack of a vapor barrier, they cannot see wires about to go up in flames in the wall, they cannot tell you what beams will buck ( they are NOT to give Structural Advice)

If an Engineer is Needed then Why not Get one in the First Place? Engineered Inspection or NACHI home inspectors - either way you Really Need to LOOK for Yourself.

My Experience is NOT up for Debate. This Stuff is About What I have Seen and What I, as ONE REALTOR, who Quit NAR - as I a Real Estate Broker Owner Experienced in the Real World of Real Estate. Home Inspectors that email me about how wrong I am is simply a waste of their valuable time. If I Walk Down a Trail and Pick up a Red Ball. Then That is What Happened, that is what I experienced. Debating me of whether it was a paved road - a freeway instead of a Trail or that the Ball was Really Blue is the same thing as telling me that my opinions on an entire industry are flawed.

It is My Opinion based on What I, as One Real Estate Broker Owner, have seen in the Real World of Real Estate. My real estate writings are not to depict what happens EVERYWHERE - all the Time, how could I possible know that? My information is to tell you my experience and help you to know where to go in doing more research. And to encourage you to be more pro-active in your real estate transaction and not to trust your fate to a Home Inspector - a Realtor - or Really Anyone.

The Only Protection You Really Have is Knowledge
