Real Estate Commission Bonuses - Disclosure ..

Oftentimes there is a Selling Office Or Agent Bonus offered on Particular Properties. This is Not Common Knowledge to the Real Estate Buyer and is quite often Not Disclosed to the Buyer. When it is Time for the Title Company to Pay Out Commission from the Proceeds that the Buyer and Seller Agreed would be the Purchase Price, the Title Company calls the Listing Agent - not even the Broker unless the Broker is the Listing Agent, and with no paperwork - no copy of the listing agreement - no copy of the signed commission agreement - they simply ask how much commission is owed to who, the REALTOR tells the Title Company Closing Agent and it is put on the Settlement Statement, Everybody Gets Paid. And the Real Estate Buyer Never Knows that they were Steered to That property for Sale over a Possible Better Option because the Agent Got Paid More for Selling this One.

Off Course Bonuses are Disclosed to the Seller, most Broker's convince the Seller it is a Good Idea and the Seller pays for the Bonuses. Bonus Commission SHOULD be illegal but they are Not. Bonus Commission on top of the Standard Commission (though Commissions ARE standard, Realtors are NOT allowed to say they are) anyway Bonuses PAID on Top of that 6+ Percent Commisson Makes an Already Over Paid Agent Get Paid even more for Doing NOTHING of Real Value to the Real Estate Consumer.

These Bonuses are NOT generally disclosed to a Real Estate Buyer and this commission should most definately be disclosed to the Real Estate Buyer. The Buyer would then understand why they are being steered to buy one particular home over another. Also these Commission Bonuses affect the Real Value and are Not usually taken into consideration by an appraisal on future Comparable Solds. Though the Appraisers would disagree.

A Buyers Agent May Not Show you ALL the Best Options for you and Your Family to Buy and may steer you toward the Property with the Bonus Offered, So you Should Know.

Sounds Like the Realtor, Broker, oftentimes gives a Selling Agent a Bonus without Telling the Seller. My Experience with this is that most of the time the Real Estate Seller is in on it and pays the Bonus, I mean Come On, the size of some of those Real Estate Commission Bonuses would take away a whole lot of the Listing Office - Listing Agents Commission and they are not selling this stuff for FREE. So I would not worry to much about the Seller Knowing what's going on. Sellers Should really think about this though, a Selling bonuse does get ALL the Realtors stirred up and interested in Selling Your Real Estate vs. Another.

Though undisclosed this is bad for the Buyer, in the Real World of Real Estate this cold be good for the Seller but is not the way things should be. If you Can - Get the Realtor out of Your Real Estate Transaction all together.
