“Do buyer agents really help consumers save money?”

It is my Opinion that a Real Estate Consumer will Get a Better Deal working with a Listing agent (Basic Greed) I know that some think Dual Agencies is a Bad thing, but when you are Working with "Realtors" and E an O insurance is of No use to You as a Real Estate Consumer, then you want to have someone working directly for you, between you and the Seller.

Working with a Listing Agent directly you get more disclosure ( they do tell you more). The listing agent is bitter when a buyers agent is involved and will hold back information.

Also the Drama Rama that happens between the agents can lead to a buyer getting false or not enough information. Listing agents play games and make up things the Seller said, they interfere with the price and basically make it very hard to sell their listing.

No it is NOT always this way, but it is this way enough of the time that you, the real estate consumer must know what is REALLY going on so you can be prepared.

If you work with the Listing Agent you can be assured that your offer will go to the Seller right way, no other mystery buyer will magically surface, there will be an agreed on price quicker, you will be treated better during the escrow period and things will simply go much smoother, it is just the way it is.

Basically there is less “Realtors” involved in the game and you, the Real Estate Consumer Gets a Better Result.

It is My opinion that Buyers Agent Accreditations mean absolutely NOTHING to the Real - Real Estate Consumer in the REAL world.

And oftentimes the Ego’s of these ABR agents is so big that they Force the Real Estate Consumer to PAY them a Commission EVEN if the consumer finds a Property listed with an agent or a FSBO that they, themselves found without any help from the ABR ( Accredited Buyers Representative) that they are under contract with.

They act like being an accredited buyers agent is going above and beyond in excellence and can directly benefit the real estate consumer.

This is Bogus.

For me, I know that when I look for property for a buyer that is NOT a FSBO or my own listing, as a Broker Owner, then it is very difficult to find a close a good deal for the buy, almost impossible to get the whole truth about a property, every questions takes days to get answered and it really is not fair to the buyer who just wants to buy a home.

So in Conclusion, My Opinion to this Question “Do buyer agents really help consumers save money?” is absolutely NOT and can do more harm than the bottom line of a purchase price.

You can get a Lower Price, Less Drama, Less Stress and Less Future Issues working directly with the Listing Agent. Not to mention it is easier to get a showing and a good one.

Hard to believe the Listing Agent could be a whole different person and provide a seemingly so different service if a Buyers Agent is involved but it happens every single day.

Many will argue this with me. Because it is NOT right for things to be this way, but in the Real World of Day to Day real estate that is the Way it Really Is.
