Under an Open Listing the vendor is obligated to pay a brokerage commission only if and when teh broker with a listing is the procurring cause in the production of a ready willing and able buyer.
This is Awesome for the Consumer, it seems you can have an Open Listing with Several Real Estate Brokerages and Who ever is the "procuring cause" - brings that buyer - makes the sale. This means that more then one brokerage is working for you, your REALTOR won't like this but it is the law.

The first brokerage to produce a buyer wins the deal and gets paid, how Novel a Listing agreement where by the Realtor only gets paid if they do the job, if you MUST list with a Realtor this is the Way to Go... Tell Your Realtor this is Law and Make them do it..
The Realtors Don't play nice with each other and they don't like this but it is fair, this is almost as good as the Secret Selling Tip which is Sell by owner and offer full commission to any Realtor that may bring a buyer and this way have them ALL working for you...
