Folks - think this all through - have you got a better deal and had an easier, less dramatic real estate transaction with more then One Realtor involved in your Real Estate Transaction. Decide for yourself what is best for you and don't assume that have a Buyers Agent ESPECIALLY in the same real estate office or firm, is TRULY in your best Interest. There is a lot WRONG with the Real Estate Industry and NONE of it is Really in the Best Interest of the Real Estate Consumer.
What is Best for You the Real Estate Consumer, is the Best Price for You - with the least amount of Liability - Stress - and Negative Repercussion. So the Bottom Line is YES the REALTOR gets the MONEY from BOTH SIDES of your Real Estate Transaction - so What - that is the Least of your Worries in Your Real Estate Transaction. Dual Agency is NOT Really Anti-Consumer, using a Realtor Period is pretty much anti-consumer but not because they represent both sides.
Realtors Are Not Held Accountable for their Actions - if the Association of Realtors started to Clean Up it's act and make agents accountable for FRAUD and unEthical Behavior that would be a place to start. If E and O insurance actually protected the Consumer and NOT the Realtor. And if there were more elements in Place to Oversee the Day to Day - Behavior - Standard of Practice and FILE activity of The Real Estate Agent - Broker - Realtor, that would be a place to start.
There is NO Quality Control Elements in Place to Oversee the integrity and accurace of Data That Realtors put into the MLS - that Appraisers Use - that Lenders Use and this leads to bad loans, a failure in the secondary loan market and collapse of real estate values over time.
Let NO One Tell You that Dual Agency is Bad for you. If YOU want to see a property on your schedule and your terms, if you want a price you can live with, if you want answers from a Seller fast, if you want to know boundaries or ANY other property issues and with the least amount of Drama involved then Dual Agency Certainly is Good for the Consumer.
It is not right and in a perfect would you would all have your own honest representation, but you will NEVER get that - so you might as well work within the System the Way it is While you are waiting for the World To Change ( I mean the Real Estate Industry CONTROLLED by the National Association of Realtors - their lobbyists - and HUGE companies like Cendant (Apollo Management).
